How the land analysis works

  1. Define the land. Enter the site information and draw the boundary, or import a Google Earth KML/KMZ polygon.
  2. Confirm the road side. Select the boundary that faces the access road. This becomes the front reference for the analysis.
  3. Review planning inputs. Choose the proposed use and review the planning assumptions used for the preliminary calculation.
  4. Calculate the development potential. The analyzer evaluates the site geometry, coverage, FAR, setbacks and indicative building parameters.
  5. See the result in 3D. The land boundary and indicative building footprint are visualized together so the relationship is easier to understand.

Why analyze the land before designing the building?

Yes. The boundary workflow supports as many segments as the real site shape requires, including irregular polygons.

How are front and rear setbacks identified?

The selected road-facing boundary is treated as the front reference. The opposite boundary is treated as the rear reference, while the remaining boundaries are treated as side references for the indicative setback visualization.

Does the tool create a final architectural drawing?

No. The 3D building is an indicative massing concept designed to communicate the relationship between the land, setbacks and possible building footprint. Detailed architectural and engineering design still requires qualified professionals.
